Why a tune-up beats waiting for a leak
Minnesota roofs fail at the details first: a cracked pipe boot, a nail head that backed out, flashing that let go in a freeze-thaw cycle. Each one is a ten-minute fix on a tune-up and a ceiling stain in February if it waits. We photograph everything before and after, so you see exactly what was done, and the condition grade tells you honestly where the roof stands.

No. The free inspection looks and tells you what we see. The tune-up is a working visit: we reseal, replace boots and shingles, clear the roof, and leave you a photo report with a condition grade. It is the maintenance your roof needs every two to three years.
The tech shows you the price on the phone before doing anything extra. Nothing is added without your OK. A full pipe boot replacement is $45 each, extra shingles $12 each, a skylight reseal $95, a chimney flashing reseal $125.
You get a grade of C or D on the report and an honest estimate of remaining life. If you want a replacement estimate, we build a Good, Better, Best quote. No pressure, and the tune-up still did its job for the years you have left.
A tune-up is maintenance you pay for, not storm work. If we find hail or wind damage we stop, photograph it, and tell you. Whether to contact your insurer is your call.
About two and a half hours. Someone 18 or older should be there when we arrive and when we finish so you can see the photos and sign off.
