A solar array is designed to sit on your roof for 25 to 30 years. An asphalt roof in Minnesota gets you 22 to 30 in good conditions and considerably less if hail has already found it. If those two clocks are out of sync, you will be taking panels off and putting them back on, and that work costs thousands of dollars and produces nothing. The whole question is just whether your roof can outlive the array.

This is the number that settles most arguments. Removing a residential array and reinstalling it after a re-roof generally runs $2,000 to $6,000 in the Twin Cities. Installers commonly price it per panel, in the $50 to $150 range, with extras for a steep or two-story roof.

That range is labor only. Add to it:

We are in a hail state. A roof that is fine today can be a covered loss in June. Two things follow from that.

First, if your roof already has hail damage, deal with that before you go solar. A covered loss may pay for a substantial share of a roof replacement. Once panels are up, you still have a claim, but the estimate has to include detach and reset, there is more back-and-forth with the carrier, and the whole thing takes longer. Get the roof settled and installed on clean ground.

Second, understand how a future hail claim works with an array in place. Detach and reset is a recognized line item in the estimating software adjusters use, and it is frequently included when a covered loss requires a roof replacement. It is also one of the items that commonly needs to be documented and asked for. One more thing to sort out before the panels arrive: who is responsible if the roof leaks at a mount. Most roofing workmanship warranties, including ours, do not cover penetrations made by another trade after we leave. Get in writing from your solar installer that they warrant their own penetrations. Reputable ones do, usually for 10 years or more.

  • 1. Free roof inspection first. Before you sign a solar contract, find out how much roof life you actually have. Get it in writing with photos, including any hail bruising.
  • 2. If there is storm damage, file the claim. Settle the roof through your carrier before an array complicates the scope.
  • 3. Re-roof, if the roof is the older clock. Do this with the roof clear. It is faster, cleaner, and cheaper than any version that involves panels.
  • 4. Share the roof documentation with your solar installer. Deck condition, ventilation, underlayment, and the warranty tier you now hold. They will want to know what they are mounting to.
  • 5. Confirm flashed mounts and a written penetration warranty before the solar crew starts.
  • 6. Keep every document together. Roof warranty certificate, solar warranty, interconnection paperwork, and photos of the array. Your insurer will want these after the next storm, and so will a buyer.
